SAN DIEGO and IRVINE, Calif., Feb. 8, 2017 – A medical office building (MOB) developed by Pacific Medical Buildings (PMB) recently took top honors in Healthcare Real Estate Insights (HREI) magazine’s annual, national awards program. Hoag Health Center Irvine-Sand Canyon was named the winner in the “Best New MOB or Other Outpatient Building (100,000 square feet or more)” category of the 2016 HREI Insights Awards.
The HREI Insights Awards are the only national awards dedicated to recognizing excellence in healthcare real estate (HRE) development and executive leadership. The awards are presented by HREI magazine, the first and only national publication entirely devoted to covering HRE development, financing and investment. The awards were presented Dec. 8 during the RealShare Healthcare Real Estate conference in Scottsdale, Ariz.

Hoag Health Center is the third PMB project or executive to receive an HREI Insights Award in the four years of the program’s existence. In 2013, PMB Executive Chairman Robert A. Rosenthal received the awards program’s first Lifetime Achievement Award. In 2014, PMB’s Los Alamitos Medical Plaza was the winner in the “Best New MOB (50,000 to 99,999 square feet)” category.

Hoag Health Center Irvine-Sand Canyon: Project Summary
Hoag Memorial Hospital Presbyterian wanted to develop an outpatient facility near Hoag Hospital Irvine to meet the healthcare needs of the rapidly growing Irvine, Calif. area. Hoag and developer PMB researched strategic, high visibility sites and selected a 12-acre plot adjacent to the hospital that was leased from Southern California Edison.
PMB developed a four-building integrated care center, with each building designed to support a separate element of Hoag’s outpatient delivery model. This included an ambulatory surgery center, 50,000-square-foot cancer center, and centers for neurology, breast and women’s health, cardiac care, gastroenterology, outpatient diagnostics and physical therapy. The care center also features urgent care, a lab, a compounding pharmacy, full-service medical imaging and physician offices.
Aligning with Hoag’s and PMB’s advocacy for sustainability, the development team incorporated resource-efficient building and landscaping materials, bike storage lockers and dedicated recycling into the project. The United States Green Building Council (USGBC) recently announced that the entire 157,200 square foot project has received Leadership in Energy and Environmental Design® (LEED) Silver Certification.
Throughout the project, the development team faced many challenges. The site was originally zoned for agricultural use and had overhead high voltage power lines and underground issues. Hoag also wanted to link the MOB to the hospital with fiber-optic connectivity installed under a six-lane major thoroughfare. Despite these challenges, the team delivered the project on time and below budget. PMB also provided a unique financial structure allowing Hoag to own 51 percent of the project. Finally, an effective leasing/marketing campaign resulted in the project being fully leased upon occupancy.
The architect for the project, which was completed in the summer of last year, was Boulder Associates and Taylor Design; and the contractors were Snyder Langston, Howard Building Corporation, and DEB Construction. The property manager is California Commercial Real Estate Services.
